What to expect once you reserve a property with Vacation Management Solutions.
1. ACCEPTANCE OF PAYMENT ASSUMES ACCEPTANCE OF OUR TERMS
2. Confirmation of booking, credit card receipt. 
3. Payment reminder prior to 60 day payment being due (From our automated system) along with what you can expect to find in your rental for supplies, and amenities.
4. Driving Directions to property and Access Code to Door Code/Lockbox for keys along with arrival instructions, sent 3 days prior to arrival

BASIC TERMS OF THE CONTRACT
CHECK IN TIME IS 3:00 PM
CHECK OUT TIME IS 11:00 AM
ALL PROPERTIES  NO PETS AND NO SMOKING UNLESS SPECIFIED

MAXIMUM OCCUPANCY AND PARKING LIMITS - The maximum number of guests in the unit is limited to the number of persons specified in the property description. One car per bedroom of the property is permitted. Additional vehicles are not permitted unless otherwise specified. To maintain our rental permits we cannot allow RV’s, campers, trailers or tents at the homes and the occupancy limit of each home may not be exceeded at any time. This means total occupancy includes non-occupant visitors. If you anticipate having visitors stay with you, we ask that you rent a home with a higher occupancy limit. Additional guests will result in an immediate termination of this rental agreement and forfeiture of all rental fees.

PAYMENT - An advance payment equal to 50% of the total rental rate is required for deposit to secure your reservation. The advance payment will be applied toward the unit rent. You may pay by credit card using MasterCard, Visa, Discover or American Express. The advance payment is not a damage deposit. Sixty (60) days prior to arrival 100% of the remaining balance is due. Upon receipt of full payment amount due, Vacation Management Solutions will email Guest a final confirmation of the reservation along with driving directions and the Property’s door code/lock box code FIVE(5) DAYS prior to arrival.

CANCELLATIONS  
• Full refund when canceled 60 or more days prior to arrival
• No refund within 60 days of arrival 

There is no refund for early departure on any property. CSA Trip insurance is available to cover trip cancellations. (Please inquire)

DAMAGE POLICY
ALL RENTERS must reimburse for all damage to unit or its contents, beyond normal wear and tear; for charges incurred due to pets or collection of services rendered.

As one of our guests, you have two options when it comes to paying the damage deposit.

1. Security Deposit:
Security Deposits are refundable upon check-out inspections of the property and no damage being reported. Security Deposit amounts differ per property. The security deposit is intended for immediate relief of any minor damages to the property. Any damages that exceed the specified security damage amount will be charged to the credit card on file. If you damage the real or personal property assigned to your rental accommodation during the trip, please call us and let us know as soon as this happens. If it is something small like a glass or plate, please leave us a note so we may get those replaced before the next renter.

2. Worry-Free Damage Protection Plan
Included with every reservation is our Worry-Free Damage Protection which covers unintentional damages to the rental and or its contents that occur during your stay. The policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 will be charged to the credit card on file. If you damage the real or personal property assigned to your rental accommodation during the trip, please call us and let us know as soon as this happens. If it is something small like a glass or plate, please leave us a note so we may get those replaced before the next renter. By submitting payment for this Worry Free Damage Protection, (included in reservation total), you authorize and request Vacation Management Solutions to pay for unintentional damage occurred during your stay any amount payable under the terms and conditions of the Vacation Rental Damage. Animals are not covered under the damage protection, guests are financially responsible for any damage caused by pets during their stay.

LIABILITY
This agreement dictates that guests or visitors of guests will not hold Vacation Management Solutions or any of the homeowners responsible for things such as personal injury, death or loss of property.

DISCLAIMER
We reserve the right to refuse to rent to anyone. All prices are subject to change without notice. We reserve the right to cancel a reservation at any point and time without notice. We do not rent to pets unless otherwise specified. We do not rent to service animals unless otherwise specified. We rent our vacation homes to adults only, over the age of 25. No teen or college parties allowed. Violators will be asked to leave immediately without refund. All of our homes are individually owned, amenities are subject to change at any time. No refunds or discounts for appliance malfunction or amenity changes.
